Most people know to call 811 before they dig. What they don’t know is what 811 actually covers — and what it doesn’t.

When you call 811, utility companies come out and mark their lines. But that only covers the infrastructure up to your meter or service connection. Everything beyond that point — every pipe, wire, and cable buried on your property — is yours. And it’s not covered by 811.

By some estimates, up to 65% of all buried utilities in the United States are privately owned. That means the well line running to your house, the septic system in your backyard, the electric running to your outbuilding — none of it shows up when 811 comes out.

The Tools Jay Uses

Finding what’s underground takes more than guesswork. Jay uses two industry-standard technologies — often together — to get the most accurate picture possible.

Electromagnetic Locating (EM) EM equipment works by inducing a signal onto a buried conductor — a pipe, wire, or cable — and following that signal along its path. It’s fast and highly effective for locating conductive utilities like electric, gas, and communication lines.

Ground Penetrating Radar (GPR) GPR sends a pulsed signal directly into the ground and reads what bounces back. It’s the tool of choice for locating non-conductive utilities — plastic water lines, concrete structures, septic tanks — that EM equipment simply can’t find.

Most jobs call for both. Soil type, moisture, rocks, tree roots, and buried structures all affect how well each technology performs. Jay knows how to read the conditions and pick the right approach — and when both tools are needed to get the full picture.
